Government

Also, don't forget to ask about the Veterans Land Board program.
HUD Foreclosure: FHA, VA, USDA or Conventional financing is available on HUD foreclosures. Only properties that are Insurance or Insurable with escrow are eligible for FHA financing. No appraisal, title commitment or survey is required on properties going with FHA financing. VA, USDA and Conventional financing all require an owner's title policy, new appraisal and survey.
USDA
For starters, a USDA loan is the only loan program offered to the general public that allows financing 100% of your home's value. That means no down payment of any kind.
In addition, this is the only loan program if you are not a veteran that offers no monthly mortgage insurance payments, which means cheaper monthly payments and more money can go to paying off the mortgage each month. USDA loans are made even more affordable through very competitive fixed interest rates, ensuring your payments will not increase every month. USDA loans also offer affordable 30 year terms. USDA loans are perfect for first time home buyer and for the third or forth time home buyers. If you are looking for a great mortgage program with a zero down payment, no monthly mortgage insurance, and a great competitive fixed inertest rate you have found your loan program.
Conventional
Conventional: Loans up to $417,000. To save our customers time and money, we sell directly to Fannie Mae. This means that the middle-man is eliminated. As a direct lender, we can provide our customer with a great rate!
Jumbo: Yes, financing for large loans is still available, and its hard to beat the rates at Service First Mortgage.
Combo Loans: Conventional loans with a first and second lien. This loans are popular due to the fact that they do not require Private Mortgage Insurance. 80-15-5 is an 80% first lien, 15% second lien with a 5% down payment. 8-10-10 is an 80% first lien, 10% second lien with a 10% down payment.

The Department maintains a recovery fund to make payments of certain actual out of pocket damages sustained by borrowers caused by acts of licensed residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim.
